1. Can I rent out my التأشيرة الذهبية property on Airbnb?

No. Under the current 2026 rules, properties acquired for the التأشيرة الذهبية are strictly prohibited from being rented out on a short-term basis (like Airbnb or Booking.com). Only long-term residential rentals are allowed.

2. Do I have to live in Greece to keep my التأشيرة الذهبية?

No. There is no requirement to live in Greece or stay in the country for a minimum number of days. You can renew the visa every 5 years as long as you maintain the property.

3. Does the التأشيرة الذهبية lead to Greek citizenship?

Not automatically. However, if you reside physically in Greece for at least 183 days per year for 7 consecutive years, and pass the Greek language and integration exams, you are eligible to apply for citizenship.

4. Can I sell my property?

Yes, you can sell your property at any time. However, selling the property will lead to the immediate revocation of your التأشيرة الذهبية. The visa rights will transfer to the new buyer if they qualify.

5. Can I include my parents and parents-in-law?

Yes. The parents of both the main applicant and their spouse can be included in the residency program without any proof of financial dependency.

6. Can I buy a commercial property and convert it into a home?

Yes. تجاري-to-residential conversion projects qualify for the lower €250,000 threshold nationwide, and there is no minimum size (sqm) requirement for these properties.
