Maintaining Your Residence Permit

Renewing the Greek Golden Visa every 5 years is a straightforward process based on maintaining the underlying investment. The requirements include:

  • Continued Ownership: The property must remain under the full ownership and title of the main applicant.
  • Active Agreements: If the residency is based on a 10-year lease or timeshare, these contracts must remain active and in good standing.
  • No Residence Requirement: There is no requirement to live in Greece or visit the country for a minimum number of days. The permit can be renewed even if the investor has never entered Greece.

Selling the Property: If the property is sold to another non-EU citizen during the validity of the residence permit, the seller's permit is immediately revoked, and the new buyer becomes eligible for the Golden Visa.
